The upbeat goes on … ?in 2015 housing market

SOUTHWEST FLORIDA — Year-end totals in the regional housing market show single-family homes posting another solid gain in both sales and price in 2015, while condos made a strong comeback.

 

Closed sales for single-?family homes in the Punta Gorda metropolitan statistical area, which covers all of Charlotte County, climbed 11.5 percent year-over-year, with 4,762 last year compared to 4,271 in 2014. Median sale prices also were up during the same period, from $146,000 to $168,950, marking a 15.7 percent boost, according to figures released Wednesday by Florida Realtors.

 

The same happy ending to the year was told in the North Port-Bradenton-Sarasota MSA, where home sales rose 6.3 percent, with 14,500 last year and 13,636 in 2014. Median sale prices did even better percentage-wise, ascending to $240,000 in 2015 from $210,000 the year before, a 14.3 percent spike, Florida Realtors reported.

 

But the biggest positive change came in the condo and townhouse market, which struggled in 2014 with fewer closed sales than the previous year. In 2015, both Charlotte and Sarasota counties registered a 7 percent rise in year-over-year sales.

 

In addition, median sale prices for condos confirmed a much-improved market. In Charlotte, prices were up 17 percent, from $119,700 in 2014 to $140,000 last year. This increase was much more robust than the 2.3 percent price hike that took place from 2013 to 2014.

 

In the North Port-Bradenton-Sarasota MSA, condo prices rose 7 percent last year, up to $179,900 in 2015 from $168,159 the previous year.

 

Meanwhile, single-?family closed sales went from 13,636 to 14,500 during the same time, growing 6.3 percent.

 

“Sales volume and the demand for homes is up,” said Lindsay Harrington, broker associate with Coldwell Banker Residential Real Estate in Punta Gorda. ?”I think what’s driving the market somewhat are the horrible winters up North.”

 

Evidence of a healthy housing market could be found everywhere in Charlotte County.

 

A 20-year-old Punta Gorda home, still showing damage from Hurricane Charley and needing work, quickly drew eight offers. The modest two-bedroom residence, on a canal, sold in just three weeks, reaping a cash sale at the full asking price of $200,000.

 

“It was slam-bam, over and done with,” Harrington said.

 

An older home in Port Charlotte, currently for sale at $139,000, attracted so much activity that Harrington is now reassessing. A price boost is likely.

 

The rosy glow left by 2015’s setting sun shone on other aspects of the marketplace as well. Harrington said rental properties are very competitive, with a friend of his now getting more than $1,500 a month for a three-bedroom, pool home on a Punta Gorda canal. And the owner is getting the same rent in the summertime too, good news for year-round landlords.

 

Harrington believes both rentals and condos are benefiting in today’s climate because they share an overlapping market, since condos are easier to rent out than single family.

 

“There is a huge demand for condos near downtown,” he said.

 

And downtown Punta Gorda is drawing more interest in single-family lots.

 

“The lot demand for that area has gone up. It’s hot,” he said.

 

Statewide, closed sales of existing single-family homes totaled 274,769 in 2015, up 12.4 percent compared to 2014, according to data from Florida Realtors Industry Data and Analysis department in partnership with local Realtor boards/associations.

 

The statewide median sale price for single-?family homes in 2015 was $196,000, gaining 10.1 percent from the previous year.

 

Looking at Florida’s year-to-year comparison for sales of townhouse-condos, a total of 114,969 units sold statewide in 2015, up 6.1 percent from a year before.

 

The closed sales data reflected fewer short sales statewide in 2015 compared to the previous year. Short sales for condo-townhouse properties declined ?44.6 percent, while short sales for single-family homes dropped 34.1 percent.

 

The statewide median price for condo properties last year was $150,000, 7.1 percent above 2014.

West Villages Improvement District Meeting Nov. 2015

The following is taken from the recently proposed updated master plan to Unit 1 (common areas planning) in the West Villages Improvement District to assign remaining bond funds. The proposed plan was accepted at the last WVID meeting on November 24th.

WVID Public Infrastructure Improvements Master Plan Components

Unit 1 was formed in order to finance District-wide improvements and also to finance standards development and master planning activities required to develop public infrastructure plans for the Unit (the “Project”). The improvements as well as the standards development and master planning for the Unit will be consistent with the City of North Port Comprehensive Plan and Implementing Ordinances, studies, plans, and may include:

  • §  Preparation and Development of Regulatory Standards and Procedures
  • §  Master Planning for Public Infrastructure needs
  • §  Alignment of future Units and Allocation of Benefit methodologies and procedures
  • §  Roadways, including thoroughfares, arterial, collector, or local streets
  • §  Stormwater Improvements
  • §  Master Irrigation facilities
  • §  Roadways Landscape, Lighting, Signage, and Furnishings
  • §  Roadways Gateway features
  • §  Park and Recreation improvements
  • §  Fire/ Rescue, Law Enforcement, Solid Waste, and General Government related facilities contributions to the City of North Port
  • §  School sites
  • §  Engineering and Contingencies

Estimated Cost of Improvements

Table 1 lists the components of the Plan of Improvements for Unit of Development No. 1, together with their estimated costs of design, implementation and construction. The Table also includes an estimate of administrative, engineering and legal fees, and contingencies associates with the improvements. The Table is divided into two sections, those being projects previously constructed and those planned for future construction.

In other news from the last WVID meeting, the budget for 2015/2016 has now been finalized. Check the link for the detailed budget and comparisons to prior years, if you are so inclined. The resodding along 41 is progressing as planned. And, thanks to a regular WVID meeting attendee (IslandWalk resident and neighbor, Paul Nienaber) it appears that two property appraisals may be obtained in the future for district involved land deals. This is good news as there has been concern from some members of the public in past that the appraisals obtained seemed overinflated. Hopefully, multiple value opinions will either correct any problems that have existed or quell concerns going forward, whichever the case may be.

WVID West Villages Improvement District Neighborhood Growth

The West Villages Improvement District definitely survived the recession, and now it is on a springboard to be thriving region full of life, culture, and vitality. DiVosta’s appeal and fortitude in their IslandWalk community provided the foundation of endurance that propelled the district’s survival. Lennar’s acquisition and reopening of Gran Paradiso spurred much of the district revival as a result. And, now, Mattamy’s development plans as well as involvement with the greater district plans execution are seeing to it that the realization of the district as a masterfully designed village community of several adjoining neighborhoods. Information about their plans is finally coming to light.

Their first neighborhood is to be the “Preserve” with 110 larger lots and homes for a more tight-knit, small community. It will be a luxury level of estate homes with 3-car garages, etc, boasting plans that have a more ‘coastal’ style compared to the Italian-inspired IslandWalk and Gran Paradiso or the Key West feel of Grand Palm’s elevations. Groundbreaking is anticipated in September or October of this year for the Preserve neighborhood.

The second planned development of the former ranch property is called the “Renaissance.” It is to be a larger community and to offer a homebuyers with a selection of builders’ and their respective plans. The builder selection has yet to be released, but I will let you know what will be available as soon as I do.

There are also a couple of items of specific interest for residents in the district. Many will be happy to note that numerous resident and prospective homebuyer requests for a dog park have been heard, and it is in the plans for “sooner rather than later” implementation.

Other inquiries regarding the previously promised district shopping, restaurants, and service quarter have been answered as well. You will be happy to note that is also in back on track as part of the grand scheme. It is not to be the originally planned Town Center location, but it has been relocated and re-envisioned with increased walkability characteristics and enhanced aesthetics. It is projected to potentially break ground in about a year.

Further, integration with and accommodation of SCF offerings, along with a future Sarasota Memorial, incorporated into the design of district amenities and community features are to offer current and future community residents robust opportunities for lifelong learning, volunteerism, and involvement.

I cannot begin to tell you how thrilled that that I am to see the plans being implemented and excitement building for this rapidly growing area. It is coming into its own at long last. We are now witnessing the vision of the West Villages Improvement District finally unfold as the master-planned, active enclave that it was always intended to be. A dynamic and cohesive community comprised of several distinctly unique neighborhoods that are suited for many various tastes and style preferences.

Gran Paradiso Custom Builders’ Models Now Open

Great news! The Sam Rodgers and Arthur Rutenberg models in Gran Paradiso at the West Villages are now complete and standing by for you to tour! There is no word yet as to when, or if, a grand opening event may be held, but there is certainly no need to wait for one. Words cannot do justice for these stunning masterworks of architectural and interior decor design. Really, I am in awe.

The Sam Rodgers models are the Bellisimo and the Riviera II plans, and the Arthur Rutenberg is the Messina plan. It truly is marvelous how they so flawlessly meld classic quality detailing with a few striking, contemporary chic fixtures to create a warm and welcoming atmosphere of distinction. The remarkable location with spectacular views simply add to the opulence of these extravagant masterpieces.

Each of these homes is so grand and worthy of exclusive consideration that I am going to post pictures of each individually in separate posts. First (here) will be pictures of the Messina that I took the other day. Let me apologize about the quality of the photos. I am not a photographer, and the home was so bright. It was a lovely day and the place was just so flooded with gorgeous natural light that it was a challenge for me to overcome it in order to accentuate the interior detailing instead. Hopefully, the snaps at least do not do it a disservice. Either way, it is definitely a must see, so please go check it out in person when you can!
